A standard homeowners policy is written for owner-occupied homes. Once you rent a property out, you generally need a dwelling fire or landlord policy instead.

We insure single-family rentals, duplexes, small multi-unit properties and vacant homes between tenants. When the standard market will not write a property, the California FAIR Plan can provide fire coverage.

Dwelling

Covers the rental structure against covered perils. Forms range from basic named-peril (DP-1) to broader coverage (DP-3).

Fair rental value

Replaces lost rent while the property is being repaired after a covered loss.

Premises liability

Protects you if a tenant or visitor is injured because of a condition on the property.

Other structures

Detached garages, fences and outbuildings.

Things to consider

  • Require tenants to carry their own renters insurance. Your policy does not cover their belongings.
  • Tell us if the property is vacant; vacancy can change coverage.
  • Short-term rentals (Airbnb, VRBO) usually need a specific policy or endorsement.
  • A personal umbrella can extend liability over your rentals.

Can I put my rental on my homeowners policy?

Usually not for a separate rental property. Your primary home's policy is for the home you live in. We will write the rental on a proper dwelling policy.

What is a DP-3 policy?

A DP-3 is a dwelling policy that typically covers the structure on an open-perils basis, which is broader than a DP-1 named-perils policy. Availability depends on the property and insurer.
